An Energy Performance Certificate (EPC) is a certificate which demonstrates the energy rating of a building. With over 40% of the UKs energy consumption and carbon emissions produced by buildings and their construction, there are significant savings to be made.

The energy performance of a building is identified using an a to ËœG rating system, similar to the energy ratings provided with a fridge or washing machine. a is the most efficient and ËœG the least efficient with the energy performance of the building shown as a CO2 based Index and a Fuel Cost Index, based on the dwellings expected fuel bills annually.

Since 2006 SAP has been required on all newly created dwellings in the UK. Its the Governments assessment method for showing a buildings predicted emission rates compared to mandatory requirements under current building regulations.

Achieving cost effective compliance – The latest revision of the Building Regulations 2010 requires that all new buildings deliver a reduction in carbon emissions by a further 25%, over and above the previous standard.

When we thermally model your building using SAP or SBEM, there are many paths to compliance. Combinations of improved fabric insulation, low carbon heating and hot water services, orientation and air tightness are the main drivers. The key is to achieve compliance utilising the most cost effective means, whilst still delivering full client satisfaction.

We deliver this by running a series of models with different driver combinations & all demonstrating compliance. Our client has the ability to choose which model, based upon cost, client preference and site parameters. Builders and construction firms must provide an Energy Performance Certificate or EPC to prove residential energy efficiency compliance. The EPC shows the energy performance of a property to prospective buyers or tenants, helping them make an informed decision about its energy efficiency and, therefore, about the likely ongoing efficiency and cost of heating.

The method used to rate residential energy efficiency is the Standard Assessment Procedure or SAP. The SAP calculation is the only way to demonstrate compliance with Building Regulations Approved Document L1A (New Dwellings), and Approved Document L1B (Existing Dwellings).

What does it involve?

Based on your plans and specification, the energy efficiency and carbon emissions figures of the proposed building are calculated.

Design stage. In accordance with Part L Regulations, your Inspector will require the SAP report at the same time as your Building Control Application. Without the SAP report, it is unlikely that your BCO/ AI will allow building to commence.

Stage 2@2x

Stage 2

As-built stage, required when the building is completed. Without a relevant SAP calculation it is unlikely that the building will be released from Building Control.
