SBEM Calculations

SBEM Calculations & Commercial EPCs

Approved Document L2 of the 2010 Building Regulations requires all non-dwellings with a floor area >500m2 to be tested for air permeability. The Simplified Building Energy Model or SBEM provides a statement of the energy consumption of a building and is used to calculate the monthly carbon dioxide emissions and energy it uses.

Complete Energy Consultancy can carry out your SBEM Calculation on all your new build, material change of use or extended commercial premises. Once the SBEM Calculation is complete we will provide a report which sumarises the results, including photographs, along with your Commercial EPC or Energy Performance Certificate. The EPC demonstrates the energy rating of a building, and as of 2009 is a mandatory requirement whenever commercial premises are sold or rented.

Why choose Complete Energy Consultancy for your SBEM calculation?

By using Complete Energy Consultancy as your one-stop shop for your building regulation compliance requirements, you will be working with a professional company with over 10 years experience in the construction, certification and air testing business.

Do I need an SBEM?

From April 2006, all new-build structures for commercial purposes, and some extensions, require an SBEM calculation, in accordance with Part L Regulations.

What does it involve?

The energy efficiency and carbon emissions figures of the proposed building are calculated, based on supplied plans and specification details. There are 2 stages to an SBEM calculation:

Stage 1@2x

Stage 1 - design stage

Your Inspector will require the SBEM report along with your Building Control Application. It is vitally important to go through this procedure at design stage to ensure what you are building on site will comply with the Building Regulations on completion. Getting it wrong early on can cost a lot more later!
Stage 2@2x

Stage 2 - as-built stage, required when the building is completed

Without a relevant SBEM report and the subsequent issue of the EPC, the building will not be issued with a Completion/Final Certificate from your Building Control Body.
